The terms and conditions and your use of our website is governed by English law and you submit to the non-exclusive jurisdiction of the English court.

PropertyBuyer.co.uk can offer, subject to survey, an average completion timescale for a standard property purchase in 3 to 4 weeks. However, it is possible for us to complete a purchase in as little as 14 days.
When a property valuation is required, an independent RICS surveyor will be instructed prior to the completion of a sale, and also, a high street estate agent to provide a market appraisal too.
If needed for due diligence, we can obtain an appropriate builders’ report along with a comprehensive account of any further searches against your property.
Due to our remit as trade property buyers, we do not purchase houses, flats or land at its total market value. We assess the purchase price based on a combination of the property's location, its specific type, its age and its state of repair. All final offers we make will be up to 80% of the value estimated through a full property valuation.
All offers we make require a final survey, and are conditional on not discovering any further adverse entries during searches against the property. We also reserve the right to make offers conditional on any other factors that bear on a property’s market value.
We are legally required to enact Money Laundering Compliance in all purchases. By agreeing to any offer we make and by accepting our Terms and Conditions, you also agree that we will undertake a Money Laundering Compliance check.
Where you provide us with confidential information, we will not release this during the sale without your consent, unless we are legally compelled to share that information. All transactions we make will be logged, and we will keep clear, secure records of these transactions for six years after completion.
You can use any solicitor you wish during the property sale process. However, if you opt to work with any of Property Buyer’s recommended solicitors, we will pay all solicitor fees associated with the sale of your property. We recommend particular legal professionals because we concurrently process a range of sales and work to a pre-specified completion date. Any solicitor that we recommend to you will be an independent actor working on your behalf and conducting business within the framework laid out by the Law Society.
The Agreement you make with us will be binding for four months from the date of signature.
If the Agreement is ended within that four-month time span, it is within our purview to approach the HM Land Registry to register a Unilateral Notice against your property. We do this to appropriately preserve our interests, ensuring that the property cannot be sold within the Agreement’s time span.
There is a designated two-week‘ cooling off’ period after the date on which you sign the contract, and you can cancel the Agreement without penalty at any point during these two weeks.
We commit to always doing our best to resolve any disagreements as quickly and fairly as possible. To this end, we will always acknowledge communication of any complaint within 72 hours, and we will provide you with a detailed response in writing within 15 days of receipt. If you want to raise a complaint, please put the details of your grievance in writing.
Property Buyer is bound by the rules and regulations of the Property Ombudsman, as we are member agents of their scheme for dispute resolution. Consequently, If you are not satisfied by the results of this formal complaints process, you are within your rights to lodge a direct complaint with the Property Ombudsman.

All our initial valuations are based on analysing a range of similar transactions documented with the Land Registry. We conduct valuations on the basis of properties that are comparable to yours in location, size, appearance and upkeep. However, valuations are a mere recommendation to us, and are always subject to thorough consideration.
If you end the agreement with Property Buyer during the Agreement Term, we are eligible to receive a reimbursement of all expenses we incurred in pursuing your property’s valuation and sale, up to a maximum of £950. The final charge is at our discretion.
